house/condo within 20min drive from downtown/UofA

Hi, my names navi and i'm looking for a house or condo in downtown edmonton, south of the river or to the west. As long as downtown/UofA is easily accesible (within 20 minute drive). Im looking for someone who has experiance in the current edmonton housing market as this is solely for investment purposes while i complete my schooling here. I have dealt with a few realtors and have not had much help finding anything (or communicating). Price range is 500-700k. Im looking for something modern and preferrable furnished.
